内容提要：
小产权房是我国目前政府和社会公众极为关注的社会热点和难点。小产房的出现是多方面原因所致，但根源是我国土地双轨制。解决小产权房，必须坚持兼顾国家、集体、农民和购房人等各方利益的原则，体现党中央所提倡的和谐社会。对现有小产权房，应根据购房人的不同情况分别作出不同的处理，核发不同的产权证书。

Research On the Room Of Small Property Rights

Summary:
The room of small property right in China is currently the social hot spots and difficult which the Government and the general public is extremely concerned about. The emergence of the room of small property rights have many reasons, but the root cause is the two-track system of China's land. To solve the room of small property rights, we must adhere to take into account the state, the collective, farmers and people buying houses and other interests of all parties in principle, reflects a harmonious society as advocated by the Party Central Committee. The existing room of small property rights should be carefully demolished. People can purchase house property under different circumstances, they could be given the different issuance of certificates of property rights.
